Adjustmentledger is a single-purpose calculator. Enter a handful of loan characteristics — FICO band, LTV, purpose, occupancy, property type, loan amount, and lock period — and receive a stacked ledger of every loan-level price adjustment (LLPA) that applies. Each line names the grid it came from, the exact cell that matched, and the effective date.

A rate change often signals that loan-level price adjustments were applied between the initial quote and the formal lock. Your lender may have re-evaluated your FICO band, LTV, or occupancy and found a different cell in the LLPA matrix. The Adjustmentledger calculator exists to make those adjustments visible — enter your loan characteristics and see which cells matched, by how much, and from which grid. Share the output with your loan officer to ask "is this the grid you're using?"
Every adjustment row includes the grid name, the effective date, and the exact cell that matched (e.g. "FICO 680–699 × LTV 80.01–85%"). Open the published Fannie Mae Conventional Loan-Level Price Adjustment Matrix for that effective date, find the cell, and confirm the value matches. The grid data used by the calculator is also visible as static JSON files — see the terms of use for the full disclaimer about manual extraction.
If a FICO score falls below the lowest band in the grid, or an LTV ratio exceeds the highest published band, the calculator says "outside the published grid" rather than guessing. It never extrapolates, clamps silently to the nearest cell, or invents a number. When you see this, the grid simply does not cover your combination — consult your lender directly.
The calculator uses the Fannie Mae Conventional Loan-Level Price Adjustment Matrix. The data was manually extracted from the published PDF document. The effective date of the loaded grid is shown in the footer of the calculator page and on every results page. The grid is updated at irregular intervals — see the known limitations section for what this means in practice.
No live data feed or API is consulted during a calculation. The grid data is a static file loaded from the same server that serves this page.
No. Adjustmentledger has no server-side data storage, no user accounts, no login system, and no session management. All calculation happens in your browser. The information you enter never leaves your device. There is nothing to log in to, and nothing to save.
Because there is no server storage, there is also no way to recover a scenario if you close or refresh the page. If you want to keep a record, copy the ledger output before closing the tab.
No. The output of this calculator is arithmetic on a published grid. It is not a rate quote, a lock, a pre-approval, a commitment to lend, or an offer of credit. Every page carrying a calculator result displays a disclaimer to this effect. Verify every adjustment against the published source, and consult a qualified mortgage professional before making any financial decision.

Share the calculator's output with your loan officer and ask them to walk through which grid and effective date they are using.
Additional grid sources are planned but not yet built. The pricing page lists Freddie Mac, FHA, and USDA grids under the planned "Pro" tier. No work has begun on those grids, and no release date has been set. If you need adjustments for those investors today, the calculator cannot help yet.
Export to CSV is listed as a planned feature but is not yet available. For now, the easiest way to save your ledger is to select the output text and copy it into your own document or spreadsheet.
